Located less than 5 minutes from Main Street in Bridgehampton Village, this 19th century traditional cedar shingled cottage has just been lovingly renovated in 2012/2013 (Phase I) & 2016 (Phase II) & 2020 (Phase III), to include all modern amenities while still preserving the historic charm! I purchased this home in 2012 from the original owners after being in their family since it was built in 1899. I brought in my architect and worked closely with him to create a beautiful 3 bedroom, 2 bath (plus separate 1br/1bath pool house) home that would nod to the history of the area, while still offering all the bells and whistles!
The entry to the main house is from a bluestone patio leading to a large front deck facing the lush front lawn surrounded by privet and forsythia hedges. On the first floor, there is a open living room/ dining room with cathedral ceilings surrounded by windows facing East, West and South and French doors leading to the rear deck and huge, private back yard. The great room is decorated in a casual, beach-y style with white slip-covered sleeper sofa, over sized chairs, colorful floor coverings over hand-hewn hardwood floors stained ebony, a 55' flat screen TV, a dining table that seats 6 in the DR, a crystal & chrome chandelier, a glass front buffet, cathedral ceilings, antiques & eclectic decor. The open LR/DR leads seamlessly into the brand new open kitchen, flooded with natural light, with a 5 piece stainless steel appliance suite (gas range; over range microwave/convection oven; side-by-side fridge with ice/water in the door; dishwasher; wine fridge & garbage disposal) surrounded by Carrera marble counter-tops & a subway tile backsplash. The kitchen is equipped with 2 sets of china, dozens of wine and champagne glasses, serving pieces galore & drawers full of vintage table linens (no paper plates at TODDYVILLE)!! The kitchen leads into the casual, glass enclosed breakfast room with cathedral ceilings, a vintage wrought iron pagoda chandelier and an antique oak table & chairs.
Also on the first floor are 2 bedrooms: Blondie's Room has an antique full size, wrought iron bed, kiln rug, crystal lamps, linen roman shade, an ample closet & painted antique furniture; Tigger's Room has a full size bed, 3 large windows, painted oak furniture, a original Phyllis Adler lamp & woven silk/wool rug (both rooms have wonderful natural light and hardwood floors). The first floor windowed bathroom has the fully restored original cast iron claw-foot tub & pedestal sink and the original chrome sink fixtures (fully restored).
The entire second floor of the home is taken up by the Master Suite: the Master Bedroom has the original 116 year old oak floors, frosted glass French doors, windows with all four exposures, a pillow-top California King size bed upholstered in white velvet and dressed with high thread count Ralph Lauren & Land's End linens, 10' ceilings, antique furniture, silk, wool and leather floor coverings and a wall of closets. The en suite Master Bath is luxurious and vintage feeling at the same time with hexagon Carrera marble floors, a White marble topped wood vanity with double sinks and a wrought iron bakers rack filled with thick, thirsty Egyptian cotton bath sheets. The master shower is 5' x 8' and enclosed in floor to ceiling glass and offers 3 body sprays, a full shower spray and a hand shower! Also in the master bath is a French door leading to a private, roof top outdoor shower over looking the property, gardens, pool and pool house!
The pool house is a separate three room building steps from the pool and the perfect place to play games or have a shady lunch on a sunny day. The pool house has 10' ceilings, a sectional sofa, cabinets filled with board games, a wet bar with a beverage fridge and separate ice maker & a full bath with an additional outdoor shower to wash away all the sand from the beach - all cooled by a ductless A/C system.
The home sits on 1/2 an acre surrounded by 8-12.5' tall privet, pine & Rose of Sharon hedges & fences to ensure total privacy. The outdoor spaces of my home are as impressive as the indoor with a huge rear deck surrounded by cable railings and offering a outdoor seating area with a 7 piece sectional sofa and an outdoor eating area with a teak, glass topped dining table with seating for 8 under a huge umbrella! The rear deck leads to a flat & sunny private back yard with mature plantings (including hostra, tulips, daffodils, wild ferns, succulents, tea roses, Montauk daisies , Queen Anne's Lace, Rose of Sharon hedges, day lilies, irises, hydrangea, flowering privet hedges, 2 huge oak trees, a flowering pink dogwood & a 150 year old Maple tree and a sunny, 16' x 38' heated, Gunite swimming pool with multi-colored LED lights and a gentle stair entry & a deep water seating ledge; the pool is surrounded by grass and Bluestone patio with gas fire-pit and multiple cushioned topped chaise lounges. I also have floats and pool toys in the pool house for guests use. Outdoor grill, pool safe dishes & glassware and tons of Ralph Lauren over sized beach towels complete the backyard experience!
If you prefer the white, sandy beaches of Long Island, Bridgehampton Main Beach at the end of Ocean Road on the Atlantic Ocean are located 2.85 miles straight down the street (a 10 minute, flat road, bike ride). The grocery store, pharmacy, general store, liquor/wine store, dry cleaner and gift boutiques are located in Bridgehampton Commons, a 5 minute drive. The Hamptons Classic Horseshow is a 5 minute drive. Two Trees Farms (Bridgehampton Polo) is an 8 minute drive.

Summary: My husband and I spent one week at this property in Bridgehampton in July 2022. We had a fantastic time. The property is centrally located in the Hamptons so you can easily check out spots between Westhampton and Montauk. You do have to contend with traffic (that's true for any location in the Hamptons) but, distance-wise, it's a great spot. Additionally, it is within walking distance of Bridgehampton's Main Street which includes a Starbucks, several good restaurants, a market, a wine store, and several boutiques. The house is a beautiful and cozy cottage. The pictures are accurate. The main level includes two bedrooms, a bathroom, plus an eat-in-kitchen, dining room, and living room. The upstairs is a large primary suite with a king-sized bed and a luxurious bathroom attached, including an outdoor shower. The pool house is perfect for guests because it includes a bedroom, bathroom, living area, and kitchenette (note that there is no television in the pool house - in case that is important to you). The outside of the property is truly beautiful. Many flowering plants and trees, a well-manicured lawn, and a fabulous pool. There is a ton of privacy. Additionally, there is a large deck that includes a living and dining room set-up. Finally, there is a firepit and a grill. The house comes with anything you may need or want. Plenty of kitchen supplies, bathroom supplies (hair dryer and make-up towels included), and beach supplies (towels, chairs, etc.). We used the WiFi for our computer and accessed Netflix and other similar platforms through the television without issue. The owner, Todd, was gracious and welcoming. He met us at the house and gave a thorough tour. He was also available for questions, guidance, etc. He was fast to respond. I highly recommend this property rental for your stay in the Hamptons. Enjoy!

Summary: Great place! The online description and photos are 100% accurate- the place is cozy and comfortable, bright and beachy! The kitchen was open and well equipped, plenty of room for me and the wife to not step on each other while we cooked, the owner has put dozens of antique cloth napkins out so we weren’t wasting paper ones all week- big oven with a griddle top panel and a sep wine fridge (2 actually), which we used for the kids drinks. The first floor beds and bath perfect for our younger kids and the 2nd fooor master AMAZING for us! Takes up the entire top floor of the house - huge bed, tons of closets space, a MASSIVE indoor shower and a 2nd shower- outside- ON THE ROOF! Nothing like that for a summer treat! The poolhouse was the perfect space for my folks so they could get some peace from the noise when they needed! Huge secure yard, big nice heated pool - the rear deck was bigger than my first apartment and equipped with a big seating area and a huge table and gas grill. The owner provided beach chairs and umbrella and made dinner reservations for us at Almond and Bobby Vans when we were told they were full!! Todd, the owner, was in touch from early on via text- told us exactly what we would need from home and met us in person to give us a thorough walk through. I’ll be renting this place again for sure!

Summary: If you're looking to stay at a home that resembles a 5 Star Resort, then Toddyville is the place! We arrived in Bridgehampton on July 4th, and even though it was a holiday, Todd met us at the house to give us a tour of his place. He made sure we knew where everything was inside the house (as opposed to other rentals where you search the house for things) as well as where the best local farms/restaurants/grocery stores were (and where the best martinis were too! Almond!). His place was immaculate, absolutely perfect! The master bedroom with the outdoor shower was a delight and my son had his dream apartment in the poolhouse. Bridgehampton is by far the best place to stay. Todd's house is 3 miles from the beach, 15 minutes from Sag Harbor, and a quick ride to East Hampton. We were lucky enough to have perfect weather all 9 days so we took advantage of the beaches during the day and ended our nights with a dip in the heated pool. We'll definitely look to visit Toddyville again, I highly recommend it!

Summary: What a wonderful place is TODDYVILLE!! We were fortunate enough to spend three weeks here in July and couldn't have been happier with the house we rented, especially because we rented sight unseen coming from Chicago and Austin. My partner and I arranged this trip for our families to meet our new daughter, and to get to know each other better and the house was the perfect place for that largely because it is so perfectly located that we rarely had to leave the house. The house is filled with light such a positive energy - and the yard and gardens (new this year the owner told us) were so wonderful and lush - we didn't spend much time inside at all. All the bedroom are private and had super soft linens and all the baths filled with oversized, thick towels; the kitchen was spacious enough for 2 mothers and a sister to share the kitchen with me and none of us tripping over the other. The pool was wonderfully sunny and so perfectly situated near the firepit that night swimming was as much fun as the day. Channing Daughters WInery is at the end of the street in one direction and Main Street in Bridgehampton is at the other - the beach is 2.4 miles away - and easy bike ride. We had such an amazing time on this special family trip, we are hoping to return next year with the whole family - and my partner & I are planning on visiting Todd's other property in Maui for our 10th anniversary in January!! Highly recommended

Summary: I got to experience TODDYVILLE for 3 weeks in August 2014 on a family trip with my brother & his family - and let me tell you - I felt like we won the lottery in scoring this house! The place is located walking distance from the train station (great since I drove but my bro took the train) & Main Street Bridgehampton village, so getting around was really easy and we never had to fight for a parking space in town. The vibe of the house is FUN - just really comfortable and relaxing, like you are at your favorite Aunt's place - not pretentious and over-decorated, but you are still aware the house is practically new. The rooms are filled with brightly colored furniture and art, a real beach-y feel, and throw pillows everywhere - so you can take a nap as easily on the LR floor as on the sofa or in one of the bedrooms! There's a huge open kitchen with a wine fridge and the requisite ice maker (a necessity for a summer beach vaca) - and niches to sit and hang out everywhere. We spent most of our time on the HUGE deck (probably 600 sq feet) or in the sunny, private back yard lounging next to the killer heated pool (with colored LED lights - like a scene from Saturday Night Fever)! Huge outdoor sectional sofa & dining table as well as new gas grill & 6 teak pool loungers with thick cushions! The house is about 2 miles to the beach - so we did that one day - didn't have a parking permit, so I dropped everyone off (with Tommy Bahama beach chairs and coolers provided by owner), drove back to the house to park & rode one of the house bikes back to the beach. Toddy, the owner (hence TODDYVILLE) is a hoot - and was easy to work with every step of rental process from the initial reservation & deposit, to prompt replies to follow up emails, helping us with local dinner reservations & even accepting our grocery delivery before we arrived!! He met us in person (as opposed to leaving us a key and telling us to fend for ourselves) and did an hour long walk through of the property with us (that might have been a bit much). Toddy has his rap down since he's had a place in Maui since 2003, that he rents through VRBO too. End of the day - this place rocks and I'm looking forward to coming out again, and am also planning a Hawaii vaca - where I will be staying at Toddy's place there! HIGHEST PRAISE FOR TODDYVILLE!

Summary: So thankful this home was available at the end of the season for a last-minute family vacation! We had such a relaxing and enjoyable week, we will be back next Summer! Home is perfectly located where my husband and I were able to walk to nice restaurants/bars in the evening but just far enough away from the Village where it was quiet and peaceful. Home is beautifully appointed - newly renovated and clean, clean, clean! Bedrooms furnished so nicely - bedding, etc. very comfortable. Nice, large, newly renovated kitchen with new appliances - we ended up eating 'in' much more than anticipated. Wonderful pool - private and secure where we were comfortable leaving our teenage and tween daughters at the pool while we were out shopping/walking the Village. The backyard is huge, beautifully landscaped - we enjoyed meals on the large deck. This home was much more spacious than we could tell from the pictures - we ended up hardly leaving the house! We are looking forward to staying at this home again in 2014!

Summary: What an amazing home to enjoy the best of the Hamptons!! We were literally walking distance to A Taste of Two Forks and so centrally located to all the hot spots for dinner and shopping. A quick walk into Bridge provides every amenity but you'll only leave toddyville for social activities. Once inside the charming elegance and expert decor give way to comfort, relaxation and privacy. The salt water pool felt like swimming in silk and we relaxed day and night on the grounds. With a master kitchen, you can entertain in or out. We grilled local fish and explored the farmers markets. The house was great for our group - the upstairs master suite with outdoor shower is only rivaled by the claw foot tub. You should not miss this oasis.

Summary: This cottage was absolutely charming first it was beautifully decorated there was comfy bedding in all the bedrooms thick fluffy towels, spotlessly clean beautifully landscaped where u can just sit outside relaxing all day just looking out at the landscape great pool well equipped, helpful & knowledgeable owner easy rental process and damage deposit returned quickly. Will definitely will be coming here to visit very soon and request it to family and friends. True Delight.

Summary: My friends and I (3 couples) stayed at Toddyville for a week in July. This rental was fabulous, exactly as described. Each room was superbly decorated, new and immaculate. My husband and I stayed in the master suite which was spacious and airy with a shower spa to die for. My friends stayed in Blondie and Tigger's rooms - they were comfortable and beautifully decorated with plenty of space. The kitchen, living room and dining areas were comfortable and inviting with everything you could possible want. We spent most evenings out on the deck and by the pool in the beautifully landscaped yard. We had a car, but were able to walk to town and restaurants that the owner suggested. Toddyville is a beautiful home and perfectly located, we hope to return again next year.
